LEASE-OPTION ALTERNATIVE

 

Our Lease-Option Alternative Offers A Simple Solution to Homeowners Who May Be Late On Their Mortgage Payments, Or May Already Be In Foreclosure!

 

If your mortgage balance is larger than the current market value of your home, and you can no longer afford the monthly payments, there are very few alternatives available if you really want to stay in your home.  This is where we come in and help.  Private investors that we work with on a regular basis will buy your home on a Short Sale from the bank, and stop the foreclosure process.  These investors will then lease it back to you for 1-year or more at a monthly payment usually lower than your current mortgage.  This will stop the foreclosure process, help you to avoid ruining your credit, and keep you in the home for another year at least.  There is even a possibility that you can buy the home back for much less than you currently owe on the property…that’s where the Option comes into play.

 

What is the Lease-Option Alternative?

When normal channels of financing cannot help, our Lease-Option Alternative can offer win-win solutions.  The Lease-Option Alternative matches clients in need with investors who can solve problems. Regardless of the amount of equity (or no equity) that you may have in your home, our foreclosure alternative will keep you in your home, and with a monthly payment that you can afford.  We provide a private investor with good credit who will purchase the property and then lease it back to you for 1-year, or more!  You then have an Option to purchase the home back from the investor at anytime on or before the termination date of the lease, usually at a price that is much less than today's current market value.


What is a Foreclosure Loan Modification?

Simply, it means that your current lender may be able to work out a solution with you, if you have some equity in your home.  In lender terms, this is called a Loan Modification.  Otherwise, the only financing solution currently available to clients in foreclosure is a private “hard money” loan or a short sale.  However, such private lenders usually only lend 40-50% of the current market value of the property.  Unfortunately, there are no financing alternatives for clients in foreclosure who have less equity in their home.   Our Lease-Option Alternative is designed for those clients who do not qualify for a private loan, or bank subsidized loan modification program.

 

How does your Lease-Option Alternative stop foreclosure, and keep me in my home when everything else has failed?
  • One of our private investors will purchase your home and pay the lender(s), thereby stopping the foreclosure action.
  • We negotiate with your lender to accept a Short Sale purchase offer, and prevent foreclosure.
  • You and a private investor will enter into a 1-year lease (or longer) with an option to purchase.
  • At the end of 1-year (or more), the private investor will sell the home to you for a price that is less than today’s market value.
  • The lease payment will usually be 1-2% of the negotiated Short Sale Purchase Contract Price offered to the lender.
